Storm damage & dock rebuilding in Charleston, SC

If your dock was damaged in a storm or has simply worn out, you can usually rebuild it to its previously permitted or grandfathered size and layout, through a state general permit made for that purpose.

Permits for rebuilding

SCDES's general permit GP-25-DR covers reconstruction of previously permitted private docks that are generally intact and functional. The fee is $250, and the permit is valid for 18 months (SC Department of Environmental Services, Critical Area Permitting: General Permits). SCDES has also said proposed rule changes would continue to let storm-damaged docks be rebuilt to their previously permitted or grandfathered size, configuration and location (SC Department of Environmental Services, Status of Coastal Dock Regulations).

What it costs

Check your homeowner's policy too. Docks are often covered as "other structures", but wind and hail coverage for marine structures varies (BluTide Marine Construction (Johns Island), Boat Dock Cost in Charleston, SC: 2026 Price Guide).

Storm damage & dock rebuilding FAQ

Can I rebuild my dock the same size after a storm?
Generally, previously permitted or grandfathered docks can be rebuilt to that size and location, and SCDES has a reconstruction general permit for it (SC Department of Environmental Services, Critical Area Permitting: General Permits). Your contractor should confirm what applies to your dock.
Should I photograph the damage?
Yes. Photos and dates help with insurance and with the permit file.
